NOTICE OF SALE
FRANKLIN COUNTY, A NORTH CAROLINA BODY POLITIC, Plaintiff,
CORRINE FOSTER BRANCH, WILLIE CLAY BRANCH, Defendant.
Under and by virtue of an order of the District Court of Franklin County, North Carolina, made and entered in this action, the undersigned commissioner will on the 25th day of August, 2017, offer for sale and sell for cash, to the last and highest bidder at public auction, at the courthouse door in Franklin County, North Carolina, in Louisburg at 10:00 a.m. the following described real property, lying and being in the State and County aforesaid, and more particularly described as follows:
That certain lot or parcel of land lying and being in Cedar Rock Township, Franklin County, North Carolina, and being more particularly described as follows:
BEGINNING at an iron stake in a path, which stake is North 1 degree East 251.8 feet along said path from a spike in the center of a road; thence continuing along said path, along a line of Troy Shearin, North 1 degree East 210 feet to an iron stake in said path, a new corner with Mamie Sills Strickland; thence South 87 degrees East 210 feet to an iron stake, a new corner with Mamie Mills Strickland; thence South 1 degree West 210 feet to an iron stake, a new corner with Mamie Mills Stricklandl thence North 87 degrees West 210 feet to the beginning, containing approximately one (1) acre, according to plat of survey by Phil R. Inscoe, R.L.S. dated 2 November 1964.
This is a part of the property conveyed to Mamie Sills Strickland by deed recorded in Book 307 at Page 419, Franklin County Registry. This is the same property conveyed by Mamie Sills Strickland, widow, to Willie Branch dated 16 November 1964. Willie Branch died intestate. His heirs at law were Hattie Branch Thomas, a child of his first wife, and Mattie B. Branch, his surviving second wife. They are joining to convey this property as tenants in common.
See deed from Hattie Branch Thomas and Mattie B. Branch, tenants in common, to Willie Clay Branch and wife, Corrine Foster Branch recorded in the Office of the Register of Deeds of Franklin County in Book 749, page 448.
The sale will be made subject to all outstanding city and county taxes and all local improvement assessments against the above-described property not included in the judgment in the above-entitled cause. A cash deposit of $750.00 (Seven Hundred and Fifty Dollars) or five percent (5%) of the successful bid, whichever is greater, will be required at the time of the bid.
