NOTICE OF PUBLIC HEARING
TOWN OF WAKE FOREST
BOARD OF COMMISSIONERS
EXCHANGE OF EASEMENT
Pursuant to North Carolina General Statute 160A-271, the Board of Commissioners of the Town of Wake Forest (“Town”) hereby states its intention to authorize the exchange of a certain Town-owned easement for a certain easement to be dedicated by ALF Holding Village, LLC, a Delaware limited liability company (“ALF”).
The exchange involves easements located on a certain parcel of land located on the north and south side of N.C. 98 Bypass identified by Wake County Parcel Identification Number 1840-44-5364. The Town owns a one (1) acre, twenty-foot (20’) wide easement running adjacent to the south side of N.C. 98 Bypass (“Town Easement”). ALF owns a one (1) acre, twenty-foot (20’) wide easement running adjacent to and south of the Town’s easement and a 0.01 acre maintenance easement on the north side of N.C. 98 Bypass near the intersection of S. Franklin Street (together the “ALF Easement”).
The Town intends to grant to ALF the Town Easement, and ALF intends to grant to the Town the ALF Easement, which will be used to facilitate development of the parcel and provide an essential electrical easement for the Town. Based on a Broker Opinion of Value, the value of each of the exchanged easements is $155,922.00 or $3.58 per square foot.
All persons interested in this exchange are invited to attend the meeting of the Board of Commissioners to be held in the Town Hall Board Room, 301 South Brooks Street, Wake Forest, N.C., at 7:00 p.m. on Tuesday, December 17, 2013.
